Housing License

This is an agreement for the residence hall accommodations at Tompkins Cortland Community College.

It is the policy of the Faculty Student Association to provide equal opportunity for all qualified applicants, students, and employees; and to prohibit discrimination on the basis of race, color, sex, religion, national origin, age, disability, marital status, or sexual orientation.

Term of Agreement

The term of occupancy shall be for the entire academic year or summer session. Accommodations will be available only when classes are in session. Occupancy may commence the day before classes begin. The room must be vacated 24 hours after the student's last final exam or by the official closing time of the residence halls, whichever comes first.

Failure to report within 48 hours after the official opening of the residence hall may result in your being assigned a suite other than the one orginally assigned or having the contract severed. In the event you withdraw during the semester, the room must be vacated within 24 hours after withdrawal. Any and all personal belongings remaining at that time may be dealt with as the director of residence life deems appropriate.

Telephone Service

Students must provide their own telephone. A telephone jack is provided in each bedroom as well as the apartment's common area. Local area service is provided to the student. Long distance calls may be made by calling collect or by using a telephone calling card.

Use of Premises

The student shall occupy the assigned space solely as living and study quarters for the student and not as a center for any commercial activity or commercially-related function. Additional occupants may not live within the premises other than those assigned by the housing office.

Repairs and Room Condition

Before the beginning of occupancy, a room inventory will be taken by a representative of the residence life staff, validated, and signed by the occupant. The student is responsible for keeping their room, suite furniture, and fixtures in good repair. At the end of the contract term, or when a student vacates the room, the residence life staff will take a final inventory. The student will be charged for any damage caused by other than ordinary usage. The student is not permitted to use nails, tacks, screws, etc. in the walls, ceilings, woodwork, or doors.

The student will not keep any animals or pets, firearms, or other dangerous materials in the rooms, nor shall the student burn candles or incense. The student will also keep the room free from any accumulation of waste or refuse and shall keep the room neat and clean at all times. Occupants who leave rooms in an excessively dirty condition will be charged for clean-up costs.

All fees for the replacement or repairing of damages, incurred in individual rooms or general area, will be handled through the Residence Life Office.

Rules and Regulations

Students shall comply with all health, fire, safety, municipal, state, and federal authorities, as well as with the rules and regulations in force or adopted by the Office of Residence Life relating to occupancy and use. The residence life professional staff reserves the right to inspect rooms/suites to insure compliance with all state, federal, and municipal laws and regulations, that its standards and objectives are being maintained, and for the protection of the health, safety and welfare of the college community. The cooperation of all students is expected.

Students who do not comply with college rules and regulations will be subject to disciplinary action and may be required to move off-campus. Students are required to be knowledgeable and pay attention to residence hall regulations and the policies in the student handbook which are considered part of this contract.

Right of Assignment

The director reserves the right to make room assignments, temporary assignments, consolidations, and re-assignments when necessary. Assignments to housing space are made without regard to race, creed, color, sexual orientation, or religion.

Liability Clause

Neither the Faculty Student Association nor the residence life staff will be liable for the damage to or loss of property of the resident, or injury to the resident occurring in the residence hall or assigned room. It is advised that students secure private insurance coverage under their parents' homeowners insurance to cover their personal belongings. Residents owning sensitive electronic equipment are responsible for purchasing the necessary power surge protection devices.

Joint and Several Liability

The student shall be individually liable and/or jointly liable with other students for all damage done to rooming accommodations, the furniture therein, and areas of the residence hall that are used in common with other persons. The joint liability minimum charge will be $2. Damage to public areas will be assessed to the appropriate hall, wing, or building, and will be shared by all the residents of that area if we are unable to ascertain the person(s) responsible.

Students residing in the residence halls are responsible for all terms contained in this agreement and in the residence life handbook.

Deposit

Students shall make a deposit of $250.00 at the time of signing and delivery of this agreement.

Housing Refund

Refunds are made in accordance with the official refund policy. If the residence hall contract is terminated due to conduct constituting a breach of the contract, the student will not be entitled to a refund of residence hall charges or the security deposit.
