Construction Update

Phase IIB

The temporary walls around the Learning Commons (old gym) are coming down as work on the northern portion of the Learning Commons moves towards completion. Casing and flooring work is underway in the new Fireside Café. Finishing work including painting and casework is ongoing in the Learning Commons. It’s expected the College will begin moving into the new Learning Commons space the week of January 7. The Fireside Café should be complete before the spring semester begins. The final piece of the Learning Commons is the conversion of the remainder of the current library and the adjacent courtyard. Preparation for that began after finals with the packing and moving of library materials in the new work zones. The projected completion date for this phase is in March.

Student Center

This project is progressing very nicely. The center is enclosed with temporary heat, which should allow the workers to meet the targeted completion date of February 20. Drywall and ceiling grid work is ongoing and painting has begun.

Construction Update

Student Center

Steelwork is complete and exterior masonry and roof work are starting this week. The framing of interior walls will begin this week. The project is still on pace to be enclosed by mid-November and to be completed by the end of February 2008.

Phase IIB

Fireproofing work is continuing during overnight hours. That work should be essentially completed by early November. Concrete pouring is finished and all the new skylights are in. The new elevator shaft is complete and the elevator should be installed within the next week. Framing and drywall work is continuing. This project is still on schedule to have the northern portion of the Learning Commons, the Fireside Cafe, and the digital media area open for the spring semester. It's hoped that the Baker Center will move to its new home when the campus reopens after the winter break.

Athletics Facility

The installation of the flooring tile is complete and the majority of the wood ceiling tiles are in place. The workers are waiting on some materials to complete the ceiling work. It's hoped that the ceiling will be finished by the end of the month.

Construction Update

Road Closure

Panther Drive, the new service road connecting Bahar Drive to the loading dock area and the back parking lot, will be closed starting Monday, September 17. The closure is expected to last between two and three weeks. The closure will allow workers to reconstruct some areas of the road and repave the entire length of the road. During the closure, access to the handicapped parking spaces in the back of the building will be maintained through the old service road at the end of lot 4. This road goes under the bridge connecting the main building and the athletics facility. This bridge has a clearance of 11 feet. No parking spaces in the back of the building will be lost due to this road work.

Student Center

Foundation work is nearly finished with the pouring of the slab Friday. The framing of walls will begin next week, with steelwork scheduled to start the week of September 24. The goal is to have the space enclosed by mid-November.

Phase IIB

Fireproofing work is ongoing during overnight hours. Concrete has been poured over the old gym floor and more concrete pouring is planned for the new second floor (over the old gym) the end of next week. Next week will see the framing of walls in the Learning Commons area and the start of work on the new elevator shaft. The oak rails around the old gym opening on the second floor are scheduled to be removed next week.

Athletics Facility

Installation has begun on the wood ceiling tiles in the main hallway. It’s expected the installation will be complete by mid-October. The black flooring tiles needed to complete the work in the main hallway are expected to arrive early next week. Installation of the remaining black tiles should be complete by the end of next week. The ceiling and flooring tile is the final work needed to be done in the athletics facility.

Construction Update

Student Center

Foundation work is over 75% finished, with steel work expected to begin in early September. Plumbing work is ongoing as this project continues to remain on schedule for a February 2008 completion.

Phase IIB

The Phase IIB components of the master plan continue on schedule.

+ Areas to be completed by August:
The renovated portions of the library, media services, adjunct faculty offices, and photo lab are essentially complete and have been turned over to the College. The old fitness center has been turned into a graphic design lab and the old graphic design classroom has been converted into a digital media lab. Some minor work remains in some of these areas, mostly from changes from the original plans, but the areas are usable.

+ Work to be completed before Spring Semester:
Concrete pouring is continuing in the old courtyard outside the library. The first floor was poured last week, with the second floor scheduled to be poured this week. Steelwork is ongoing in the old gym, converting the area into the Learning Commons. Walls will start going up in office and classrooms space in the Learning Commons in early September.

Athletics Facility

The grids for the ceiling in the main hallway should arrive this week in preparation for the installation of the wood ceiling tiles. The ceiling work, which will be done mostly during night hours, is expected to be finished by the end of September. The installation of the black tile flooring in the main hallway is on hold as more tiles are being shipped to the site. It's expected the flooring will arrive in early September and be in place shortly after. The siding work on the outside of the building is complete.

Student Center

Work continues on relocating the water line in the area of the new student center, with a planned shutdown of water on Sunday, July 15 to accommodate the work. The creation of a fenced-in temporary road along the west side of the main building is complete. Excavation of the student center site should begin early next week and take three to four weeks to complete. Please be aware that this excavation work will cause substantial noise.

Phase IIB

The Phase IIB components of the master plan continue on schedule. The renovation work to be completed by the start of classes in August is still largely on schedule, with the possible exception of some casework. Delays in the picking of colors for some of the new cabinets and countertops may cause some of the detail work to continue past the original schedule, but the space should be ready for the start of classes. On the second floor, the new East-West hallway at the South end of the library should be opened by the start of next week.

Athletics Facility

Preparations for the installation of the black tile flooring in the main hall are underway, with the tiles expected to go down starting next week. The tile work on the floor and the front of the concession stand should take two to three weeks to complete. The gymnasium is essentially complete, with some electrical work with the new scoreboards and cleaning up all that remains. The multipurpose room (first floor, under the fitness center) is finished, as will the locker rooms be with the installation of the permanent benches this week. We are still waiting for the wood ceiling panels to arrive, with an installation period of about three weeks.

Student Center

  • Completion: End of February 2008

Student Center

Work on the new student center began this week with the creation of a temporary road along the west side of the main building, allowing direct access to the construction site off the southwest corner of the cafeteria. The student center is an approximately 10,000 square foot, single-story building connected to the southwest corner of main TC3 building by an enclosed walkway. The delay in getting bids on this project within our budget pushed the time line for this entire project back several weeks. The target is now for completion by the end of February. Please be aware that this work will at times cause substantial noise, especially in areas near the southwest corner of the building.

Phase IIB

Work on this phase of the master plan is progressing, with the portions to be completed by the start of classes in August renovations still on schedule. Some work shifts have been altered in an effort to minimize the impact of dust on as many people as possible. The college's health and safety committee has ordered air quality testing during the project to assure public safety.

Paving/Parking Lot 6

With the exception of Panther Drive, paving on campus should be complete this week. The southern end of parking lot 6 – from pole B to the athletics facility – should be opened for public use by the end of the week. The northern end of the lot will still be reserved for construction purposes. The repair work on Panther Drive is still on hold as the parties involved discussion options.

Athletics Facility

The fitness center, athletics offices, and the athletic training room are being occupied as the rest of the building is nearing completion. Workers hope to finish the floor in the multipurpose room (first floor, under the fitness center) this week. The front entrance to the building should be opened by the end of the week, as exterior work around the area finishes. The floor in the gymnasium is complete, with the bleachers expected to arrive Friday. Installation should begin next week, with completion the first week of July. The work on the flooring in the main hall should start within the next two weeks and take two-to-three weeks to complete. The ceiling panels for the main hallway should arrive in mid-to-late-July with installation complete before the start of classes.

Field House

The field house has some very minor details left to complete, including some steelwork around the basketball goals and the installation of the scoreboard from the old gym. The space is being used for recreation sports activities.

Soccer/Lacrosse Stadium

The turf installation is complete, with fence work around the field to be completed this week. Foundations for the scoreboard should be poured this week, with the scoreboard going up sometime over the next two weeks. Some landscaping remains to be completed around the area before the field is turned over the college at the end of the month, but the field is essentially complete.

Student Center

  • Board of Trustees awards bid: May 25
  • Start of Construction: Late June
  • Completion: Late February 2008

Student Center

The contracts for construction of the student center were awarded at a special meeting of the Executive Committee of the TC3 Board of Trustees May 25. The student center is a single-story building connected to the southwest corner of main TC3 building by an enclosed walkway. The approximately 10,000 square foot facility is primarily dedicated to student activities, learning outside of the classroom, and the non-academic free time use of students and the TC3 community. Work on the project will start with the construction of a temporary road along the west side of the TC3 building, giving workers direct access to the site. That work is expected to begin in mid- to late-June.

Phase IIB

Demolition work is continuing in the old gym with about half of the old bleachers removed. Work has been slowed by the discovery of electrical conduits not found on any of the floor plans for the existing building. The discovery of small amounts of asbestos in materials has also forced special remediation. Despite the difficulties, work remains on schedule.

Panther Drive (access road) and Back Parking Lot

Paving of the back parking lot is scheduled for this week with work on Panther Drive on hold as the College and the contractors work out details of responsibility. Handicapped parking spaces in the back of the building will be maintained throughout the repaving.

Athletics Facility

A temporary certificate of occupancy will be sought this week, allowing the fitness center to open and offices to be occupied. The gymnasium and multipurpose room on the first floor are not finished, with floor work left in both areas. In the gym, the floor is in place, but needs to be sanded, sealed, and painted. The multipurpose room is slightly behind the gym, but both areas should be complete by mid-June. In the gym, bleachers should be installed by late-June. The ceiling work in the main hallway has been delayed while awaiting materials, but should be completed by mid-August. Installation of the gray metal siding has resumed with a new technique that has required some of the siding already up to come down and be reinstalled. The siding work should be finished by mid-June. Sidewalk and landscaping work outside the building has started and will continue with paving this week.

Field House

The field house should be part of the temporary certificate of occupancy the college hopes to obtain this week. Some athletic equipment is still being hung, but the building is essentially complete.

Soccer/Lacrosse Stadium

The stone base for the field is down with the start of laying the turf schedule for next week. The turf should be down by the end of June. The bleachers and press box are in place, as are the lights. The stadium should be turned over to the college in early July.

Construction Area Safety Reminder

All construction areas are off limits to non-authorized personnel. The athletics facility, field house, and soccer stadium areas are all construction zones and pose significant safety risks for people who enter those areas without permission. Please do not jeopardize everyone's safety or the progress of the project by entering those areas.

Student Center

The student center is being redesigned and will be sent out for new bids next week. The bids on the original design came in over budget and the timetable for the entire project is now up in the air.

Phase IIB

Overnight workers are continuing to put up temporary walls in preparation for the start of the Phase IIB renovation work on May 18. The next set of walls will be on the first floor around the courtyard outside the graphics classrooms. The new wall will be in the corridor, but will leave access to the ramp in the East-West corridor.

Panther Drive (access road) and Back Parking Lot

Starting the week of May 21, Panther Drive and the back parking lot will be closed for repaving and reconstruction work. The closure will last at least until June 4 as portions of Panther Drive will be excavated, rebuilt, and repaved. The handicapped parking spaces in the back lot will not be available during the repaving – temporary spaces will be provided in the main lots during the work.

Athletics Facility

The building is scheduled to be occupied May 29, with the exception of the gymnasium and multipurpose room on the first floor. Workers are finishing the laying of the floor in the fitness center and completing trim work in the second-floor offices with clean up to follow. The installation of the gym floor, which was delayed to allow humidity levels to drop, has started and is on pace to finish in mid-June. Bleachers should be installed by late-June, allowing the gym to be turned over to the college by early July. The ceiling work in the main hallway has been delayed while awaiting materials, but should be completed by mid-August. Installation of the gray metal siding should resume either later this week or early next. As a result of a new installation technique, some of the siding already up will have to come down and reinstalled. It's expected to take two to three weeks to complete the siding. Some minor sidewalk and landscaping work has started outside the building and will continue.

Field House

The installation of the flooring is complete and all that remains is the hanging of netting and basketball backboards and final clean up. The field house is to be turned over to the college by May 29.

Soccer/Lacrosse Stadium

Workers will start putting down the stone base for the field this week with the turf tentaviely scheduled to be put down the week of May 21. Concrete has been poured for the bases for light tower and for the pad for the bleachers and press box. The light towers should be put up and the bleachers should arrive next week. The stadium is now on pace for a mid-June completion.

Student Center

The hope was for the Board of Trustees to award the contracts for this project at last week's meeting, but the bids for the work came in over budget. The college is considering a variety of options.

Athletics Facility

Installation of the gym floor was temporarily delayed to allow moisture levels to reach satisfactory levels. It's expected installation will begin this week and take about four weeks. The sealing and painting of the floor should take another two weeks with the installation of the bleachers expected to occur in mid-June. The gym should be ready for use by early July. The flooring for the fitness center is being installed this week and should take about a week to complete. The HVAC units have been placed and are being tied into the system as the building's permanent power is being brought online. Facilities are being put in the locker rooms with the lockers expected to be installed in early May. As a whole, this project is behind schedule due to problems obtaining ceiling tiles for the main corridor. A temporary certificate of occupancy is being sought so offices, lockers, and fitness center may can be used in late May or early June. Full access may not be possible until mid August. Installation of the gray metal siding is on hold while the architect and the manufacturer review the installation specifications in an effort to provide better guidance to the installer. Some minor sidewalk and landscaping work has started outside the building.

Field House

The installation of the flooring is expected to be completed this week with the painting of lines and logos. Workers will begin installing netting and basketball backboards inside the field house and clean up is underway. This building is still on schedule to be turned over to the college in mid-May.

Soccer/Lacrosse Stadium

Workers are pouring the concrete for the bases for the light poles this week, with the setting of the light poles expected sometime over the next two weeks. As the ground continues to dry, grading work will prepare the field for a stone base that will be covered by the artificial surface. The stadium is on schedule for a July 1 completion.

Panther Drive (access road) and Back Parking Lot

The construction trailers in the back parking lot (east side of the building, between the main building and the field house) will be moved out by the end of the month and the parking lot will be repaved before commencement. Notification will be provided when the date of paving is set as handicapped parking will be temporarily moved. Following commencement, Panther Drive will be closed to all traffic for an estimated three-week period while significant problems with the road will be addressed. Portions of the road will be excavated, rebuilt, and repaved. While Panther Drive is closed, the access road lot at the end of parking lot four will be reopened and will provide the only access to the back parking lot. The road goes under the bridge connecting the main building to the new athletics facility, meaning only vehicles with a clearance below 9' 6" will be able to access the back parking lot while the work on Panther Drive is underway.

Construction Area Safety Reminder

All construction areas are off limits to non-authorized personnel. The athletics facility, field house, and soccer/lacrosse stadium areas are all construction zones and pose significant safety risks for people who enter those areas without permission. Please do not jeopardize everyone's safety or the progress of the project by entering those areas.

Details

Phase IIB and Student Center

Work inside the building will begin following commencement in May. Room 121 (the multipurpose room near the gym) will be used for staging and as an entrance area for the workers during this phase. A temporary road will be installed along the west side of the building, providing access to both room 121 and the student center construction site off the southwest corner of the building. This gravel road will connect to the main driveway just west of the cul de sac and will be installed prior to the end of the semester. The road will be removed and the grass area returned following the completion of Phase IIB.

Phase IIB Coordination Committee

Phase IIB will cause considerable disruption to the operation of the College, but steps are being taken to minimize that disruption as much as practically possible. A committee has been formed of representatives of areas most seriously affected by Phase IIB. The committee is meeting with the construction manager weekly in an effort to stay informed of the schedule and hopefully avoid as many of the inconveniences caused by the construction. The committee consists of Adam Potter, Anita Sharpsteen, Bill Demo, Carl Penziul, Chris Xaver, Donna Manier, James Mawson, Keith Millman, Khaki Wunderlich, Nick Klimaszewski, Peter Voorhees, Robert Ross, Robin Slocum, and Ruth Leonard.

Panther Drive (access road) and Back Parking Lot

The construction trailers in the back parking lot (east side of the building, between the main building and the field house) will be moved out over by the end of the month and the parking lot will be repaved before commencement.

Athletics Facility

This project is behind schedule due to problems obtaining ceiling tiles for the main corridor. A temporary certificate of occupancy is being sought so offices, lockers, and fitness center may can be used in late May or early June. Full access may not be possible until mid August. Installation of the gym floor is scheduled to start next week and take about six weeks to complete. Once the floor is installed, the bleachers will be put in, taking about two weeks. Masonry work both inside and outside is essentially complete, with some sanding work yet to completed. Ceiling grids are about 80% finished and painting in the building will finish next week. Some minor sidewalk and landscaping work has started outside the building and will resume when the weather improves. The HVAC units arrive this week, with a large crane to move the units into place. It's expected the crane will be in place moving the HVAC units through Wednesday. Installation of the gray metal siding is on hold while the architect and the manufacturer review the installation specifications in an effort to provide better guidance to the installer.

Field House

The installation of the flooring was pushed back due to cold weather. The ground temperature inside the field house needs to be 68 degrees for installation of the flooring. The field house has temporary heat, but the temperature of the ground has not yet reached 68 degrees. Once it does and installation begins, it should take two weeks for the floor to be installed, followed by hanging of the netting and basketball backboards inside. This building is still on schedule to be turned over to the college in mid-May.

Connecting Bridge

Drywalling and installation of the sprinkler system is underway. The bridge will be ready to open when the facility is occupied.

Construction Area Safety Reminder

All construction areas are off limits to non-authorized personnel. The athletics facility, field house, and soccer stadium areas are all construction zones and pose significant safety risks for people who enter those areas without permission. Phase IIB
At the March 22 meeting, the TC3 Board of Trustees awarded bids for work on Phase IIB. The contracts for electrical, plumbing, HVAC, steel, glass, and general trades were approved with work set to begin after commencement.

Athletics Facility

Issues with the siding have been addressed and workers have begun hanging the dark gray panels. With two crews working on the installation, about 20% of the entire area to be sided has been covered. It's expected the siding work will continue into late April. Sealer is being applied to the interior masonry work this week, finishing that aspect of the project. Exterior masonry has yet to be sealed. Ceramic tile work in the locker rooms is finished and painting throughout the inside of the building is about 60% complete. The basketball backboards are being hung in the gym and installation of the wood floor will begin April 9. The floor is expected to take about six weeks, followed by the installation of the bleachers. Outside the building, sidewalk and landscaping work is expected to begin the first week in early April. The HVAC units will arrive next week, with a large crane in place to move the units into place. The crane and the HVAC units will be delivered through parking lot 6. There might be a slight delay for traffic on Bahar Drive while the trucks enter the parking lot, otherwise there should be no impact on the rest of campus from this portion of the project.

Field House

The flooring for the field house is arriving this week with installation expected to begin next week. The floor, which is a double-layered rubber construction sports surface over an asphalt base, will be completed by the middle of April. After the floor has been installed, the netting and basketball backboards will be hung. This building will be turned over to the college in mid-May.

Masonry work inside the building is nearly complete with only a final review and sealing remaining. Ceramic tile work is over 80% finished and interior painting is over 35% complete. Most of the window work has finished, with the most notable exception of the large windows over the main entrance on the north end. Those windows should be in place within the next week. Dry wall hanging inside the building is complete with taping and finishing continuing in the offices on the second floor. Grid and framework for the ceilings throughout the building is ongoing. It's expected workers will start installing the wood gym floor in about two weeks, with that project taking about six weeks to complete. Exterior siding work has been delayed. The siding originally received from the manufacturer is the wrong size by a fraction of an inch. The siding is being returned, but replacement siding isn't expected to arrive for five weeks.

Field House

Exterior work on the field house is essentially complete, with trim and roof work finishing last week. The building has lights and the installation of the athletic equipment is beginning. The plan is to start laying the flooring in the field house in about three weeks, with that project expected to take about two weeks.

Connecting Bridge

With the delay in siding, work on the bridge will next involve putting plastic on the sides of the exterior walls. Workers will then begin work on the inside of the bridge, including hanging drywall and laying carpet.

Athletics Facility

The athletics facility is on schedule for completion in late May or early June. Masonry work inside the building should be complete this week and the tile work is about half finished. Most of the windows have been placed, with the large windows on the south end of the grand corridor will installed last week. Installation of the windows at the main entrance (north end) should start next week. The start of the installation of the elevator should happen this week and be completed in about two weeks. One of the two staircases in the main hallway is done and the second should be completed next week. Exterior siding work has been put on hold as the architects address some problems with how the siding lines up with the windows. This delay is not expected to push the entire project off schedule. Painting in the gymnasium is underway and mechanical, electrical, and plumbing rough-ins are continuing. Dry wall hanging and finishing is continuing in the offices on the second floor.

Field House

The field house is enclosed and temporary heat is in place. Mechanical and electrical work is underway inside and trim work along the roofline is finishing on the exterior. This project is still on pace for completion by the end of the spring semester.

Connecting Bridge

With the delay in siding, work on the bridge has moved to hanging insulation. Once the insulation hanging is finished this week work on the bridge will most likely be on hold until the siding issue is resolved. This is not expected to cause any delay in the bridge opening when the facility is complete.

Next Phase

Design work is underway for Phase IIB of the Master Plan, which will include the transformation of the existing gym area into a learning commons and the creation of a student center off the south end of the main building. The project is to be put to bid in time for approval by the TC3 board of trustees at the March meeting. Construction work on Phase IIB will move into full swing after the May commencement.

Athletics Facility

Work remains on pace for completion by the end of May 2007. Interior work including masonry and mechanical, electrical, and plumbing rough-ins are continuing, and the concrete for the gym floor will be poured this week. The creating of the exterior facade is underway and should be completed by late December. The enclosing of the entire facility, including the installation of windows, should be done by the end of December.

Field House

Steel work has begun and should be completed within two weeks. The siding and roofing should be finished before the end of December. This project is still on pace for completion by the end of the spring semester.

Connecting Bridge

Work on the bridge connecting the main building with the new facility is progressing nicely. Concrete for the floor of the bridge, the roof, and fireproofing will all be finished this week. The goal is to have the bridge enclosed by the end of December. The green exit from the main building remains closed as work continues on the bridge. No target date has been established for opening access to the bridge from the new building, but it's not likely to happen until later in the spring semester.

New Soccer Stadium

Work on the new soccer stadium is on hold until the weather breaks in the spring. Some of the materials to be used in the synthetic surface have been delivered, but no work will occur until the spring. The schedule calls for the stadium to be completed by the summer.

Athletics Facility

This project remains on schedule for completion by the end of May 2007. Construction of the bridge connecting the new facility with the main campus building is underway. The steel work on the bridge should be completed before Thanksgiving, with pouring of the concrete for the bridge floor, framing of the walls and fireproofing expected to follow. Mechanical, electrical, and plumbing rough-ins are continuing. Interior masonry should be completed by the middle of January and the roof is finished except for detailing work. The field house site has been paved and is now covered by tarps while waiting for the delivery of materials for the field house, scheduled for November 27. The steel for the field house should be erected by the end of December.

Eastern Exits

The sidewalk outside the yellow exit is complete and that door is open. The green exit from the main building has been temporarily closed as work begins on the bridge connecting the main building with the new facility. It's expected the exit will remain closed until after the bridge floor is poured, probably sometime in early December.

New Soccer Stadium

The wet weather has pushed the next phase of this project to the spring. When the weather allows in the spring, a base layer of coarse stone will be installed followed by the artificial turf. This project remains on schedule for completion in time for summer use of the field.

The athletics facility, field house, and soccer stadium areas are all active construction zones and pose significant safety risks for people who enter those areas without permission. Please do not jeopardize everyone's safety or the progress of the project by entering those areas.

Health Center and Security Office

Construction of the new health center and security office on the first floor across from the Campus Activities office has been completed and the space has been turned over to the college. Health center director Shari Shapleigh has moved in and is providing services on a limited basis while waiting for the equipment and computer software that will allow her to open fully. An open house for the new health center is expected before the end of the semester. The security staff plans to open for business in the new space next week.

Eastern Exits

The yellow exit from the main building has been temporarily closed to allow work on the sidewalk. It's expected the walk will be completed next week and the exit will be re-opened. Also on the east side of the building, the sidewalk outside the exit in the green section (near the child care center) is completed, so the exterior exit from the green stairwell has been re-opened. This exit should remain open until the next phase of work on the bridge connecting the main building and new athletic facility. That work is expected to begin later this month. Even with the green exit open, it is important to remember the area behind the building is still an active construction zone and should be avoided while work is underway.

Athletics Facility

Work is proceeding nicely on this project, with fireproofing completed this week. Electrical and plumbing rough-ins are underway and the interior masonry is about 20 percent finished. The main roofing work was completed this week, and the completion of the exterior masonry is waiting on the delivery of materials. Overall the project remains on schedule to be enclosed enough to allow for interior work to continue over the winter. The sub-grade foundation work for the field house is complete and it's possible the site will be paved this week. Erection of the building on site should begin in early December.

New Soccer Stadium

Depending on the weather, a base layer of coarse stone could be installed over the next two weeks. The turf will be put in place in the spring.

Service Entrance/New Roadway

No more work is scheduled on the new roadway this season. Repairs and corrective measures to address drainage issues will be completed in the spring. As a reminder, the new service road is open only for deliveries, vehicles with handicap permits, authorized college vehicles, and emergency vehicles. The road is not open for general public travel. The old service driveway off lot 4 is closed.

The new health center and security office on the first floor across from the Campus Activities office is scheduled to be turned over for occupancy on Monday, October 23. Finishing work and system testing will be completed over the next few days.

With the completion of the Health Center and Security Office, master plan related construction activity in the main campus building is complete until the end of the spring 2007 semester. Design work is underway for Phase IIB of the Master Plan with bids tentatively scheduled to go out in January. The heart of Phase IIB is the transformation of the existing gym area into a learning commons.

Athletics Facility

This project remains on schedule to be enclosed by the start of December, which will hopefully be early enough to allow for interior work to continue over the winter. Concrete pouring is complete in the new facility with exception of the new gymnasium. Masonry work is over one-half finished. The foundation work for the field house should be completed next week. Parts of the field house are being fabricated off-site with the on-site construction of the field house likely to begin in early December.

New Soccer Stadium

Weather delays have most likely pushed the installation of the artificial turf back to the spring. A stone layer that is part of the base and drainage for the field has yet to be installed. The hope is to complete the stone layer before the winter and put the turf down as soon as the weather breaks in the spring. The delays this fall shouldn't change the schedule for completion in time for the start of practices for the fall 2007 sports teams.

New Soccer Stadium

The installation of storm drainage under the new field continues. This portion of the project remains on schedule for completion in the spring.

Thursday, August 10, 2006

Digging Outside the Front of the Building

Work just outside the front of the main building is continuing as workers install new underground piping in the area. The work involves tearing up portions of the existing sidewalks and driveway and will force some temporary closures of the two north end entrances to the building. The project will also necessitate temporary closures of the service road and the traffic circle around the flagpole outside the main entrance. At times early next week, the traffic circle will be closed. Barricades will be put in place detouring vehicles headed for the traffic circle into parking lot 1. These closures will be kept as brief as possible, but are necessary for this project to be completed by August 18.

Fire Alarm Testing

On Wednesday, August 16, workers will be testing fire alarms in some of the construction areas inside the main building. Announcements will be made prior to the testing and workers will attempt to limit the disruption caused by the testing.

Photo: Construction of new athletics facility is well underway.

Work just outside the front of the main building will cause some disruption over the next few weeks. Starting the week of Monday, July 31, workers will be installing new underground piping in the area. The sanitation and storm drainage lines will run from the general area of the new athletics facility to just off the main entrance corner of the building. The work will involve tearing up portions of the existing sidewalks and will force some temporary closures of the two north end entrances to the building. The closures will be necessary only at certain times and not for the duration of the work. At no time will both entrances be closed. The project will also necessitate temporary closures of the service road as trenches are dug for the piping. These closures will also be kept as brief as possible, lasting less than an hour at a time. This project is to be completed by August 18.

Main Campus Renovations

Health Center and Security Office
Next week will see the completion of the exterior masonry work and the beginning of fireproofing and metal studwork in the interior. Work on the mechanical and electrical rough ins continues. This project remains on schedule for completion in October.

Faculty Suite 220 and 241
In both areas, workers will complete drywall installation, painting, and installing ceiling tiles over the next two weeks. Fireproofing is done and both suites remain on schedule for completion by August 18.

New Classrooms and Biology Labs (old Baker Center area)
The new hallway created by this project in now open. Painting of the new classrooms should be completed this week, with carpet and ceiling tile work next week. The fireproofing of the new biology labs is complete. The labs remain on schedule to be completed by the end of September, and the classrooms will be ready for the start of classes.

Electrical Fire in Fireplace Lounge

The electrical repairs from the fire in the Fireplace Lounge on July 14 are done. Despite the outage caused by the fire, interior work remains on schedule.

New Roadway

Some technical issues still remain to be resolved before the road will be opened to traffic. The road remains closed. No unauthorized vehicles should be on the new access road until it officially opens. An announcement will be made when the road opens.

Athletic Fields

While some drainage issues remain to be resolved, the fields will be ready for play when the varsity sports teams begin practice in August.

Athletics Facility

Problems with the foundation work have pushed this project slightly behind schedule. Concrete work should be finished in the next two weeks, with backfilling a week later. The hope is to finish the foundation and start steel work by August 15. This is two weeks later than the original schedule.

New Soccer Stadium

The stripping of the topsoil in preparation for the new artificial turf soccer field began this week. Over the next two weeks, workers will install underfill and drainage for the new field. This area of campus is now part of the construction zone and is off limits.

Friday, July 14, 2006

Despite the weather, construction remains on schedule. New disruptions to campus over the next two weeks will be minimal, however, we can expect some disturbances around the service road in early August.

Main Campus Renovations

Health Center and Security Office
The area is now under cover and the interior framing should be completed within a week. Exterior masonry should start soon and be completed within two weeks. This project is on schedule to be completed in October.

Faculty Suite 220 and 241
In both areas, roofing is complete over areas that had previously been open space. Within the next few days, a concrete slab will be poured for the flooring in the suite 241. In 220, framing of the offices is underway. Both areas will be fireproofed in the next two weeks.

New Classrooms
Fireproofing of the new classrooms has been completed. The focus in this area is now moving to finishing ceiling and floor work.

Biology Labs
The framing of walls for the new biology labs was completed this week and drywall will be put in place over the next two weeks. The faculty suites, new classrooms, and biology labs all remain on schedule to be completed by August 18.

New Roadway

No unauthorized vehicles should be on the new access road until it officially opens. An announcement will be made when the road opens.

Athletic Fields

The new sod has taken very well and the fields are on schedule to be playable for the fall sports seasons. Some drainage issues remain to be resolved before this area will be declared complete.

Athletic Facility

Heavy rains caused the loss of another day of work this week, but the project still remains on schedule. Work underway includes waterproofing of the exterior walls and backfilling around the footers and basement walls. Electrical underslab work will start next week. Foundation work will finish by the end of the month, with steel work starting August 1.

New Soccer Stadium

Work on the new soccer stadium should begin in the next few weeks with equipment ripping up the existing field. That area of campus will be fenced off and restricted when the work starts.

Thursday, June 29, 2006

New Roadway

The new access road has been striped and is scheduled to have guide rails installed starting tomorrow. While this work continues, the road remains closed. No unauthorized vehicles should be on the new access road until it officially opens. An announcement will be made when the road opens.

Main Campus Renovations

Health Center and Security Office
The weather has caused some problems in this area. Despite the contractor's efforts to prevent leakage into the building, the excessive rain created severe problems in the area, particularly in the campus activities offices. In the health center and security office area, work is moving to the interior framing and the roughing-in of plumbing, electric, and ductwork. The area will also be under roof cover within the next week. A temporary wall was erected in the hallway outside the campus activities office in preparation for the removal of the existing glass exterior walls. This temporary wall is expected to remain in place nearly until the project is completed in October.

Faculty Suite 220
This area was also affected by the weather, but damage was very minimal because the area had already been demolished as part of the renovations. Within the next week, a roof will be put on the expansion portion of the project (above the new health center, an area that had been an open space). Workers are also preparing to pour concrete for the flooring in the suite.

Faculty Suite 241
The weather delayed the swinging of some of the steel for this side of the building. When the steel is moved into place, some areas of the building will be closed for about an hour. Once the steel is moved into place, a new roof will be installed over the existing open space. Also in the next few days, a partition will be completed around this construction area, similar to the one around suit 220.

New Classrooms
The conversion of the former home of the Baker Center to new classrooms is well on its way to completion. Ductwork rough-ins and electric rough-ins are complete and painting in the area is schedule for July 7.

Biology Labs
The framing of walls for the new biology labs is scheduled to begin in the next week. The faculty suites, new classrooms, and biology labs all remain on schedule to be completed by August 18.

Athletic Fields

All the fencing is complete on the new baseball and soccer/softball fields. The sod has taken very well and the rain has saved on watering the fields.

Athletic Facility

Despite losing a day to the weather, the foundation and footing work remains on schedule. Backfilling the foundation walls and the work on the footers and basement walls should finish within the next two weeks. Steel work will begin August 1.

New Soccer Stadium

Work on the new soccer stadium will begin when the foundation work on the athletics facility is completed. Expect that area of campus to be fenced off and restricted within the next two weeks.

New Roadway

The opening of the new access road has been delayed due to some technical problems. While work continues, the road remains closed. No unauthorized vehicles should be on the new access road.

Main Campus Renovations

Health Center and Security Office
Work on the new health center and security office is schedule. Cement has been poured and steel for the site will arrive next week on Wednesday. When the steel arrives, a large crane will be used to swing it off the truck and into place. While this happens, some areas on the second floor above the work area will be restricted and some workers may need to be relocated. It's expected that will happen Thursday and Friday of next week. The worst of the noise from the jackhammer on the site has been completed, although, as a construction zone, some noise is still to be expected.

Biology Labs and New Classrooms
The former home of the Baker Center has been demolished and work on the new biology labs has started. In the classrooms the framing of the new walls has finished and drywall is being installed. Electrical work in the area will happen soon.

Faculty Suite 220
The renovation of the faculty suite 220 is on schedule. The area has been gutted, along with classroom 222. The next part of the work will be the creation of the new reception area for the faculty suite, which will include a portion of what was classroom 222.

Faculty Suite 241
Depending on the scheduling sequence of work in others areas, the demolition work in 241 will start either next week or the last week of the month. Once work starts, some offices may be temporarily relocated while the steel is delivered. Any relocations caused by this would last a day or two.

Athletic Facility

Foundation and footing work is progressing on schedule, with over 50% of the work completed. Workers have started putting up the basement walls. Foundation work should be completed by August 1, with steel work following.

Final Bids on Phase I

The final bids for Phase I (athletics facility) were opened this week and approved by the Board of Trustees Thursday. The entire master plan project has stayed within the established budget, and the latest round of bids follows that pattern.

Athletic Fields

The work on the new fields is nearly complete, with a very small amount of fencing yet to be completed on the softball field. The new sod for the softball/soccer field was laid and is being watered as needed. The patches of grass that browned when the sod was put down are expected to rebound soon. The fields will be available for the start of practice for our intercollegiate teams prior to the start of the fall semester.

New Soccer Stadium

Work on the new soccer stadium will begin around the first of July. The new stadium will be located on the site of what has been our varsity field. When work starts on that portion of the project, access to the tennis courts will be eliminated. The new stadium will be completed in time for the 2007 soccer season. The tennis courts will be re-opened in 2007.

Work on Phase 2 of the master plan is underway. Contractors continue to work on creating the temporary home for the Baker Center for Learning in the upper and middle section of the south end of the cafeteria. Starting Monday, May 22, workers will be painting in the area. Efforts will be made to keep noise, dust, and odor to a minimum (for example, temporary plastic dust barriers will be constructed around the walls to limit the spread of dust during construction), but people in the area should expect to notice some paint-related smells next week. The ramp that connects the different levels of the cafeteria remains open. The foundation work on the new health care center and security office is moving forward on schedule in the courtyard across from the campus activities office.

Athletic Facility

Foundation work is underway on the new athletic facility. The work is starting with the excavation of trenches and will continue next week when the pouring of concrete begins. Expect to see increased cement truck activity on campus in the weeks ahead.

Final Bids on Phase 1

The final part of phase 1 has gone out to bid. Bid opening will be June 7 with the awarding of the final contracts expected at the June Board of Trustees meeting.

Athletic Fields

The soil for the infield of the softball field has been put in place and the laying of sod on the softball/soccer field will happen next week. The work on the fields remains on schedule for a completion by the middle of June.

New Roadway

Paving on the new access road connecting Bahar Drive with both student housing and the loading dock service area has been delayed slightly due to the weather. Paving on the roadway will occur in the next few weeks and will be followed by work on the shoulders of the access road.

Electrical Service Shutdown

The first scheduled power outage was completed this morning with a more extensive outage scheduled for later this month. The next outage will start at 6:00 a.m. on Saturday, May 20 and last until 3:00 p.m. Sunday, May 21. The outages are needed to allow workers to relocate power lines that serve the college.

New Roadway

Work on the new access road connecting Bahar Drive with both student housing and the loading dock service area continues on schedule. Paving on the roadway is set to begin May 15 and will be followed by work on the shoulders of the access road. A topcoat will be added and striping of the road will be completed in the middle of June.

New Roadway Concerns

Questions have been raised regarding the new access road - some of the common questions and their answers follow.

Will the corner of the road near the south end of the building be banked?
Yes. TThe part of the new road that connects down to the service lot and loading dock area includes a downhill curve. As a safety feature, this curve will be banked using a slope between 3 and 4 degrees.

Will the walkway to the residence halls be protected from the roadway?
Yes. In addition to the banking on the curve, a guardrail will be installed before the road is opened. Also, the speed of vehicle traffic on this portion of the road will also be closely monitored.

Cooling Towers

The first cooling tower was successfully relocated last week and has been brought online. The second tower is scheduled to be moved Friday, May 5. As with the first move, service to campus will not be disrupted. The new location of the towers and the capacity of the units will allow them to provide cooling for both our current building and the new facility.

Main Campus Renovations

Work will begin on Phase 2 of the master plan next week. Contractors will create a temporary home for the Baker Center for Learning in the upper and middle section of the south end of the cafeteria. Efforts will be made to keep noise and dust to a minimum (for example, temporary plastic dust barriers will be constructed around the walls to limit the spread of dust during construction), and the ramp that connects the different levels of the cafeteria will remain open. Next week will also see the move of the child care center's outdoor playgrounds from the east of the building to an area just outside the multipurpose room (room 121) on the west side of the building and the start of foundation work on the new health care center and security office in a courtyard across from the campus activities office.

Athletic Facility

Site preparation is nearing completion, with foundation work set to begin May 17. The foundations should be completed by August 1, followed by steel work through mid September. The final bids on the athletics facility will be awarded at the June trustees meeting.

Athletic Fields

The dugouts for both the softball and baseball fields were put in place last week. Engineers are nearly finished stabilizing the bank between the new baseball field and the new soccer/softball field and the remainder of the sod is scheduled to be placed by the end of the month. By the middle of June, all work on the new baseball and soccer/softball fields should be completed.

Soil Removal

The majority of soil removal for the project has been completed. While truck traffic and weather conditions will continue to stir up extensive amounts of dirt and dust on occasion, it should be dramatically less than experienced over the last few weeks.

Commencement

For Thursday, May 18, the College has instructed the contractors that all construction activity will cease at 3:30 p.m. to alleviate dust and noise intrusion on commencement.

New Roadway

Photo: Construction on the new athletics center has begun.Work continues on the new access road connecting Bahar Drive with both student housing and the loading dock service area. The schedule is for the first layer of asphalt on the new road to be put down in mid-May, with work on the shoulders and sides of the road to follow. The final topping on the road is expected to be completed in early June. Once the final coat is completed, the road will be opened and will become the only means of accessing the service area and handicapped parking behind the main building as the current access road will become part of the construction zone. A notice will be sent when a firm date is set for closing the existing access road.

Cooling Towers

As part of the site preparation work, the air conditioning cooling towers just east of the building will be moved. The towers will be moved south to allow for space for the field house, and to allow the towers to service both the existing main building and the new athletic facility. The first tower is scheduled to be moved Wednesday, April 26. Once the first tower is in place and hooked up, the second tower will be taken off line and moved. It's expected both towers will be moved and up and running within a few days. The work will be done in such a way that one cooling tower will be online to provide any needed air conditioning to the main building.

Electrical Service Shutdown

Work on the new facility will effect electrical service on multiple occasions. The underground power lines that connect the campus with the transformer on Bahar Drive need to be re-routed to accommodate work on the foundation of the new facility. To do this, power must be turned off. The first planned shutdown is overnight from 11:00 p.m. Thursday, May 4 to 6:00 a.m. Friday, May 5. A power outage is also planned for the weekend of May 20 and 21. Please contact Adam Potter ASAP if you have something that needs power during these outages.

Main Campus Renovations

With bid approval this week by the trustees, work on the renovations to the main campus should begin the first week of May. The early work will include preparations for the construction of the new health care center and security office in a courtyard across from the campus activities office, new biology labs, and new faculty office space. Some of the visible work will include plumbing work in the southeast corner of the building, in the ceiling of the cafeteria area. This work is in preparation for the biology lab work later. Once the plumbing work is finished, work will start on transforming that part of the cafeteria into the temporary home for the Baker Center for Learning. The plans are for the Baker Center to relocate after commencement.

Athletic Facility

Work continues on schedule, with site preparation moving forward. The bids for foundation, steel, and elevator work on the new facility were awarded by the board of trustees. The final bids on the athletics facility will be awarded at the June trustees meeting.

Athletic Fields

Engineers are working on stabilizing the bank between the new baseball field and the new soccer/softball field. This area suffered substantial erosion during the fall and winter. In the coming weeks, the dugouts for the softball and baseball fields will be lifted into place onto concrete pads and the sod for the soccer/softball field will be put in place.

Construction Areas

We are entering a period of time that will feature heavy construction activity on campus, especially near the northeast and east sides of the main building. Please obey/observe all warning signs, baricades, and fences.

Over the past few days, temporary construction fencing has been installed around the perimeter of the construction zone for the new athletic facility, including all of Lot 6, the south end of Lot 5, and the soccer field. These areas will not be accessible until the facility is complete in 2007.

Athletic Facility

Three bids have been awarded to begin site work on the new athletics facility. The work will prepare the site for construction and includes leveling the site, rerouting existing power lines, and relocating the college's cooling towers.

Site work begins this week off the northeast corner of the main building. Heavy equipment and dump trucks will be active during this phase. As a result, construction-related traffic on the eastern portion of Bahar Drive is expected to be heavy at times. Dump trucks will be leaving Lot 6 and hauling materials to an area behind the new baseball field.

Preparing the site should take four to six weeks. The next step will be foundation and steel work. Bids for that phase of the project will be approved by the Board of Trustees in April.

Parking for People with Disabilities

As the work begins on the ground, certain areas of campus will be directly affected. In the service area behind the building, parking spaces reserved for admissions, daycare, and the president have been lost, along with 12 out of the 20 parking spots for people with disabilities. Access for deliveries will be maintained throughout the project.

After losing parking spaces in the back of the building, the college now has a total 23 parking spaces for person's with disabilities. These include 8 behind the building, with the remaining 15 spread among Lots 2, 3, and 4. Additional spaces will be added to Lot 2 and other options are being examined.

Athletic Facility

Recent discussions have focused on details such as floor coverings, railings, and lights. Upcoming meetings will focus on furniture, fixtures, and equipment. Staff that are directly affected by these decisions have been involved in the discussions.

Three bid packages are being assembled for the project. In March, the board of trustees will approve the bids for site work, which includes clearing the land. This work will begin when the weather breaks. In April, the board will approve bids for the foundation and steel work. Bids for construction on the rest of the building will be approved in June.

Access Road and Athletic Fields

All is quiet. Work on these projects will resume this spring.

Interior Renovations

Various sub-committees are involved with planning the projects that will be completed this summer. These projects include the student health center, the new security office, the new biology lab, the fireside cafè, and new classrooms where the current Baker Center is located. The Baker Center will move to the cafeteria for approximately 18 months. Work on these projects will begin immediately after Commencement. Construction work on other projects, such as the digital media center and the learning commons, will begin Summer 2007.

Athletic Fields and Access Road

Work is done for the season on the new athletic fields and the access road. The sites are being secured for the winter season and work will resume in the spring.

Athletic Facility

Work on the athletic facility will be divided into two bid packages. The first, which includes site work and foundation work, will be released in January and taken to the board of trustees for bid awards in February. This part of the project includes leveling the land and making way for utilities such as water, sewer, and electric lines. The second bid package will include work on the athletic building itself. The package should go to the board for approval in March.

Interior Renovations

Design work is in progress for the renovations to the main building. Current plans call for construction to start just after Commencement in May 2006 and the following areas to be completed by the end of Summer ’06: the new health center and security office, two new sections of faculty office space near Suites 220 and 241, the new biology lab, renovations to the existing television studio, and conversion of the Baker Center into five new classrooms and two seminar rooms. The Baker Center will relocate to the cafeteria for 18 months during construction.

Construction work will begin on the digital media center, the Forum, and the learning commons in May 2007.

Earth Work on the West Side

The earth work on the west side of the main building is serving two purposes. First, the area is part of the storm water management system. Water will be retained in that area and slowly released into Egypt Creek. Second, the site helps compensate for wetlands disturbed by the new access road. The State Department of Environmental Conservation requires two new acres of wetlands for each acre disturbed.

Master Plan Amendment

Tompkins and Cortland counties will be asked to officially approve an amendment to our master plan, allowing us to spend $33 million on the project. This is a significant increase in the bottom line since original estimates were done several years ago. Two main reasons for the increase: the cost of building materials increased dramatically as we awaited final approval from the state and we’ve had new needs and ideas emerge. The amendment commits the counties to bond for more money, but does not require any additional tax dollars from the counties. The college, through private fundraising and out-of-county chargebacks, will pay for the increase in cost. The Tompkins County Legislature will vote on the amendment on December 6. Cortland County will vote December 8.

Athletic Fields and Access Road

TC3's new athletic fieldsThe new softball/soccer field has been prepared for sod, which will be laid in the coming week, weather permitting. Sod has already been laid on the new baseball field. Work crews have completed a rough cut for the new access road that will connect Bahar Drive with both student housing and the loading dock. Further grading and shaping of the road will occur this week.

Athletic Facility

The athletic facility has been redesigned to fit budget and the new design has been sent from the architects to the cost estimators. We should know the results in a week or two. The goal is to put the project out to bid in January and to start construction in early spring.

Interior Renovations

The architects held college-wide meetings on September 14 and October 5 to share concepts for space allocation and receive feedback. The ideas shared at the October meeting reflected issues and concerns raised at the earlier meeting, as well as input from the various committees working on specific components of the project. The architects have met with each of the committees to discuss space allocation and design ideas.

Digital Media Center

The digital media center will occupy the center core of the building on the first floor. This will include facilities, classrooms, and offices to support our degree programs and courses in radio, television and video, new media, photography, and computer graphics. The center will include space currently occupied by the photography labs, the Renzi lab, the adjacent courtyard, and the fitness center. The television studio will stay where it is.

Health Care Center and Security Office

The security office and the new health care center will occupy space in a courtyard across from the campus activities office. New space will be constructed under the overhang. The health center and security office will share a back room that provides easy access to ambulances in back parking lot. The security office will have a front counter for public interaction.

Learning Commons

The learning commons will occupy a large space in the center section of the second floor. This includes space occupied by the library and extends north toward the front of the building, covering half of the gymnasium. A cascading stairway connecting the first and second floors will be constructed at approximately center court of our current gym. The new learning commons will include the library, the Baker Learning Center, and academic computing. Specifics of how the area will function are still under discussion.

New Classrooms

The construction will provide 10-12 new classrooms. Generally, these will be larger than most of the classrooms we have now and all will be wired to be smart-classroom-capable. Glenna McMinn provided a detailed update in her college-wide e-mail on October 6.

Faculty Office Space

The committee working on this has conducted surveys and shared the results with the architects. One concern that emerged is having adequate space for suite secretaries. The architects developed several ideas in response.

Forum

The Forum has not been renovated or upgraded since the building opened in 1974. Renovation goals include improved access and increased capacity. Specific plans are still under discussion.

Student Union

A clear need is additional space for students hang out, watch TV, listen to music, and be together informally in a comfortable environment. It has been difficult to find enough space for this in the space-allocation plans for this building. Thus, there is a new idea on the table: a new student union building, constructed off the south end of the main building between the cafeteria and the residence halls. For now, it's an idea being explored.

Construction Schedule

Work on the athletic fields and roads will continue this fall. The goal is to pave the road before the winter season. Construction on the new athletic facility is scheduled to begin in early spring 2006. Interior renovations will begin just after graduation and continue through the summer of 2006. Specifics on where/what/when are not yet determined.

Friday, August 12, 2005

Construction started in mid-July on the College's master plan project. Here is an update on the various pieces of the project:

Athletic Fields

Rough grading is nearly finished for the new softball/soccer field adjacent to parking lot 6. The crews had to dig down ten feet in one corner and raise the level fifteen feet in the opposite corner. Digging and leveling are well underway for the new baseball field, which will lie east of the soccer/softball field across a new access road.

This part of the project is progressing on schedule. The construction team expects to lay sod on the fields by early fall and the fields should be ready for use next year.

Access Road

Partial clearing has been completed for the new access road, which will connect Bahar drive to the College's loading dock area. Further work on the road will be done in the weeks ahead.

Athletic Facility

Cost estimates for the athletic facility increased significantly as we waited for the master plan project to work its way through the approval and funding process. A group of key college personnel met with the architects to revise the plan to fit our budget. The major change is eliminating three classrooms that were planned for the corridor between the main building and the athletic facility. Most other changes relate to the appearance of the building. We will probably break ground on this part of the project in early Spring 2006.

Digital Media Center and the Learning Commons

The digital media center and the learning commons are the two major projects inside the main building. This portion of the project also will include several new classrooms. The design phase will begin during the fall semester. There will be many opportunities for input from the college community.
